Specific Feasibilty Phase:
Owner’s Responsibility:
The owner supplies us with the soils report by a Geotechnical Engineer and a site survey executed by a licensed surveyor. Please note we can procure these reports is requested by the owner.
A+M Responsibility:
In this phase we provide a more in depth analysis of your site. We determine the best and most effective foundation system for your site based on the above-mentioned reports and our designs. We determine the accessibility and infrastructure of gas, water, electric, waste, telephone and cable. A written report will be evidenced after completion of this assessment.
Fee + Time Frame:
The cost of this analysis is $2,000.00. Time frame can be between 2 - 3 weeks. If you decide you want to us to handle the surveys and reports we charge $250.00 for this service. Assuming the site is 50 x 125, a surveyor will charge between $250.00 - $500.00 and a
Geotechnical report will cost between $1,200.00 - $1,800.00. All of these costs will be credited if you proceed to purchase our model home drawings and/or to have A+M build it.
Design Phase
After the parcel assessment has been completed and the owner has decided to move forward we will position the plan on the site that
meets the Owner’s requirements for items such as driveway and pool location if applicable as well as other site conditions. We will review all specifications included in our fixed price with the owner for their approval and selection. These specifications include all finishes, plumbing fixtures, bathroom accessories, appliances, kitchen cabinets, lighting, windows, doors, hardware, roofing, countertops, HVAC systems and other optional systems.
Fee + Time:
The cost of this is $2,000.00. This amount is credited if you proceed to purchase our model home drawings and/or have A+M build it.
Time Frame can be between 2 - 3 weeks.
Option 1: Owner selects to use their own contractor
Permits:
A+M completes the required drawings for building permit and builder’s bid. Drawings shall include electrical, plumbing, mechanical, structural and architectural with all standard specifications. The fee for this shall be $3.50 per sq. ft.
Option 2: Owner selects A+M to build the project for a fixed fee
Permits:
A+M completes the required drawings for building permit and builder’s bid. Drawings shall include electrical, plumbing, mechanical, structural, landscape and architectural with all standard specifications. A+M procures all permits required for construction.
Payment Schedule:
A non-refundable payment of 5% of the total cost of the project.
Time Frame Permit Phase:
Depending on location, 1 - 8 weeks.
Time Frame Construction Phase:
Depending on the model selected, structural system and site conditions the construction period shall be between 8 - 12 months.
Payment Schedule:
A non-refundable payment of 10 % of the total cost of the project is due at time of commencement. Funding requests shall be made every 14 days and require a minimum balance in the account that is 10 % of the total project cost. The final certificate of occupancy shall be delivered upon final payment including any requested additional service charges.
Home Prices:
The base price for our homes range between $125.00 - $150.00 per sq. ft. We cannot quote a fixed price as costs are impacted by several factors beyond our control. Our goal is to provide affordable + modern homes and this is fixed.
1. Site conditions vary and this can impact the foundation of the structure. Our minimum base price assumes a flat site and no environmental hazards.
2. Market prices on materials can vary. We have selected a list of specifications for your selection that compliment the design of our
homes.
3. We provide customization and any changes could affect pricing.
The prices per square foot are based on a concrete structure with wood roof trusses. Standard finishes:

2. The roof is Energy Star TPO thermoplastic single ply membrane white by GAF or approved equal
3. Greenguard indoor air quality certified R6.5 insulation for interior walls
